JOB-1583
An early-stage real estate development startup is creating walkable communities, offering a different way to live than typical suburbs. It is hiring one of its first handful of full-time employees to run the financial and deal side, a job that is half disciplined real estate analysis and half persuading communities and partners to come along.
What you’ll do
- Appraise undeveloped parcels from the ground up and build the models that determine whether a site is worth pursuing, across several asset types within one community
- Pick development partners and help raise financing for live projects
- Lead diligence and negotiate with property owners, sellers, intermediaries, joint venture partners and capital providers
- Spend time in small towns building trust and making the case for the concept, including at entitlement hearings and by knocking on doors
- Take ownership of whatever you judge most valuable for the company, in a scrappy, high-autonomy setting
Profile
- Three to six years in real estate, whether project finance, property-focused private equity or ground-up development, covering site selection, approvals, partner choice and fundraising beyond just buying existing buildings
- Strong underwriting across asset classes, ideally mixed-use or masterplanned communities, and skill at explaining intricate transactions plainly
- Real experience negotiating and conducting diligence across the table from sellers, agents and partners
- Emotional intelligence, charisma and low ego, with willingness to travel frequently
- A mission-driven outlook, and perhaps some restlessness in large-scale institutional property investing
Hybrid in the San Francisco Bay Area. Visa transfers and new visa sponsorship are both considered.
